WHAT IS TITLE INSURANCE
AND WHO NEEDS IT?

Buying a home is the single largest purchase most people will ever make in their lives, and in this purchase there are many complicated issues. One of the most important issues is a defective title. How would you feel to be told one day your home is no longer yours because the title is defective? There are many ways that you could have a defective title, false claims of ownership, forged deeds, wills or signatures, illegal acts of trustees, guardians, administrators, liens for unpaid estate, inheritance, income, property and gift taxes; homestead rights, defective foreclosures, improper court procedures, deeds by persons of unsound mind, missing heirs, unsettled estates and improper legal description.

Title Insurance

The owner's title insurance policy is an agreement that the insurer will pay all losses involved in any claim covered by the policy terms.

Title insurance will protect you from all of these scenarios. If one of these defects should occur during ownership of the property, the owner is assured that they will be protected against any losses due to title defect or legal expenses to defend a claim against the property. The owner's title insurance policy is an agreement that the insurer will pay all losses involved in any claim covered by the policy terms. The policy will contain two types of coverage, if someone contests your insured title in a legal action, the insurer will defend the title at no expense to you, if there is a defect in the title.

HOW MUCH WILL IT COST?

Title insurance is a one-time premium based on the amount of the property. The named insured will be protected as long as they own the property or maintain a loan upon the same without interruption. The policy issued will be issued in the amount equal to the purchase price of the property or its market value.
